Seefried, Truist Break Ground on $255M Oklahoma City Facility

Seefried Industrial Properties, in partnership with Truist Securities, has started construction on a two-building, 928,000-square-foot project in Oklahoma City. Upon its completion in the second quarter of 2024, the campus will be home to American aerospace manufacturer Pratt & Whitney.

Layton Construction Co. serves as general contractor, Olsson Engineering will provide civil engineering services, while Pross Design Group Inc. is the architect in charge. The facility will serve as a depot hub for Pratt & Whitney’s military engines, currently housed at Tinker Air Force Base and in other locations.

The development marks the third partnership between Seefried and Truist in Oklahoma City, Seefried Development Manager Jaymie Bullard said in prepared remarks. He also noted that the campus will be home to 500 Pratt & Whitney employees.

Pratt & Whitney is investing $255 million in the new facility. The project expands the aerospace manufacturer’s capacity in the area while also consolidating its six other sites into two new locations—the future Oklahoma City facility and Tinker Air Force Base’s Air Logistics Complex.

The property is set to encompass a 842,043-square-foot warehouse, expandable to 942,000 square feet, and a two-story office component totaling 86,000 square feet. Future development plans also include an adjacent training facility of 100,000 square feet of space. The industrial facility will feature 40-foot clear heights, tilt-up construction, 120 dock-high doors, six grade-level doors, 515 vehicle parking spots with EV charging stations and an ample concrete truck court with 103 trailer parking spots.

The campus is taking shape on a 85-acre site on South Air Depot Boulevard, providing easy access to Interstate 240. Cushman & Wakefield Executive Director Sean Duffy represented the ownership, while Keith Kuhlman, director of special projects with The Alliance for Economic Development of Oklahoma City, negotiated on behalf of the seller during the land acquisition process.

Seefried’s developments across the U.S.

Since its inception, Seefried has developed more than 200 million square feet of industrial space, valued in excess of $18 billion. One of the firm’s current developments is a two-building speculative project in Rockwall, Texas. The 315,400-square-foot campus is slated for completion by the end of 2023.

In November 2022, Seefried also begun site work at a 287-acre master-planned campus in Savannah, Ga. The property will total 4 million square feet of Class A distribution and manufacturing space at full build-out.
