Rising residence costs and lender prices helped drive up homebuyers’ closing prices by 13.4 p.c in 2021, to a median of $6,905, in response to an evaluation launched Thursday by CoreLogic’s ClosingCorp.

That determine consists of switch tax charges, which are sometimes the most important single element of closing prices and are primarily based on a house’s gross sales value.

However even when switch taxes are excluded, closing prices for homebuyers buying single-family properties averaged $3,860 in 2021, an 11.2 p.c enhance from the yr earlier than. In consequence, lenders could also be much less inclined to compete for homebuyers’ enterprise by subsidizing their closing prices.

“Because the mortgage trade comes off two years of record-low rates of interest and red-hot shopper demand, lenders at the moment are pivoting to deal with growing headwinds from greater mortgage origination prices and decrease origination volumes,” stated CoreLogic government Bob Jennings, in an announcement. “The Mortgage Bankers Affiliation lately reported lender origination prices present a 13.2 p.c year-over-year enhance, which corresponds intently to the 13.4 p.c enhance we’re seeing on buy mortgage closing prices. Because the market tightens in 2022, will probably be fascinating to see how lenders and debtors reply and the way these key metrics transfer.”
