$1.2 Million Homes in California

Calabasas | $1.2 Million

A three-bedroom, two-bathroom ranch house built in 1968, on a 0.1-acre lot

This house, which was recently updated with new stucco, insulation, drywall and HVAC systems, is in Calabasas Highlands, a quiet section of the city just off Mulholland Drive. It is less than a 10-minute drive from Bay Laurel Elementary School and Calabasas High School, well-ranked public schools, and about the same distance from the Commons at Calabasas, an outdoor shopping and dining center.

Driving to Topanga Canyon, Thousand Oaks or the beaches in Malibu, on the other side of the Santa Monica Mountains, takes about 20 minutes.

Indoors: A paved path runs from the street to the front door, which opens directly into a living room with white-oak floors and a large window facing the front yard.

Beyond is an open family-and-dining room with a fireplace, a beamed ceiling and a door to the rear deck. The adjacent kitchen has refinished oak cabinetry, quartz counters and a breakfast bar.

A staircase in the family room leads to two bedrooms on the second level. The primary bedroom is big enough to hold a king-size bed and has an attached bathroom and glass doors that open to a private deck. The second bedroom also has an en suite bathroom.

The third bedroom is on the lowest level of the house, reached from stairs on the main level; it could be used as a home office or media room.

South Lake Tahoe | $1.198 Million

A three-bedroom, three-bathroom cabin built in 1992, on a 0.2-acre lot

This house is in Montgomery Estates, a neighborhood that is about a 10-minute drive from the beaches along Lake Tahoe and less than 10 miles from the Nevada state line. This part of the city abuts a large swath of forest with hiking and biking trails, but is also near a stretch of Lake Tahoe Boulevard lined with restaurants.

Lake Tahoe Airport is about 10 minutes away. Driving to Reno, Nev., takes about an hour and a half. Sacramento is a two-hour drive, and San Francisco is about three and a half hours away.

Size: 2,995 square feet

Price per square foot: $400

Indoors: A wood staircase leads from the driveway up to a covered porch.

The front door opens into a foyer. Beyond is a living room with double-height wood ceilings and expansive windows looking into the trees.

Behind the living room is an updated kitchen with stainless steel appliances, a large center island and quartz counters. The adjacent dining area has glass doors that open to a deck. A laundry room and a full bathroom are also in this part of the house.

The primary suite, off the living room, has a fireplace framed by a stone wall, a walk-in closet and a bathroom with a deep soaking tub and a walk-in shower.

The other two bedrooms are on the second floor, reached from stairs in the living room. Each is big enough to hold a queen-size bed; one is currently used as a home office. A full bathroom is also on this level, along with a lofted family room overlooking the living room.

Outdoor space: Glass doors in the dining area open to a wood deck with a hot tub. Beyond is a stone patio that functions as an outdoor living room, with space for sofas, chairs and a table. The attached garage has two parking spots.

San Francisco | $1.195 Million

A 1950 rowhouse with three bedrooms and two bathrooms, on a 0.1-acre lot

This house is in the Sunset District, a neighborhood beloved for its proximity to the water. It is about five minutes from Lake Merced, the campus of San Francisco State University and the popular Ocean Beach, which attracts hikers, dog walkers and surfers. Lower Great Highway Trail, which passes the ruins of a 19th-century swimming facility, is about a mile away.

Traveling to Union Square or the Civic Center neighborhood by public transit takes a little over half an hour. San Francisco International Airport is a 20-minute drive.

Size: 1,366 square feet

Price per square foot: $875

Indoors: The front door is at street level, behind a wrought-iron gate. It opens into a foyer with hardwood floors and a staircase to the second level.

The main living spaces are upstairs, with expansive windows, hardwood floors and open sitting, cooking and dining areas. The kitchen, updated during a recent renovation, has dark gray custom cabinetry, stainless steel appliances and a large center island topped with white quartz.

Two bedrooms are on this level, near the top of the staircase. Both have closets with built-in storage systems and are large enough to hold a queen-size bed and a desk. They share a bathroom with a curbless walk-in shower and a new vanity.

The primary suite is on the lower level, off the foyer. It has a spacious closet, windows overlooking the backyard and a bathroom with a combined tub and shower.

Outdoor space: The wood-fenced backyard includes a patio directly behind the house; an open area beyond used for outdoor dining; and a raised area at the far end, framed by planters, with space for lounge chairs. The attached one-car garage is equipped with an electric vehicle charger.
