You would be hard-pressed in convincing me that owning a home on the water isn’t on the wishlist of just about every person on the planet. The .05 difference is about 2000 square feet, so these are approximate numbers.
You may be thinking, “Geez Josh, at $2,650,000 for the land and another $1.5M to build my dream home, I would be the home expensive home on Sandpiper. That’s a busy street!” In addition to pointing out the $10M home across the canal from this home and the $4.25M home that sold on Sandpiper St last September, I would say to you to take a look around at all of the homes and condos in Naples that are selling for way over the amount one would every think they could. While Homes on Kingfish were selling for under $700,000 back in 2009, a Kingfish home just sold for over $15,000,000 in April 2022. Many will search, and fail to find a parcel on Sandpiper for under $3,000,000 soon. Now is your chance. Look at these other double-head turner’s around town:
Condos at Quattro – Naples Square (Goodlette-Frank & US 41) – Up to $4.5M with no personal dock/Gulf Access, with a view of a hotel or other building at Naples Square.
Tides at Bayfront (Goodlette-Frank & US 41) – $2M – $5M with no personal dock/Gulf Access, on the busiest corner in all of Napes (Naples Daily News).
Condos at Metropolitan Aura – Starting at $2.4M with no personal dock/Gulf Access. This community is really cool though. Located at Davis & US41
1520 Sandpiper St – Sold for $4,250,000 September 2022 being over 20 years old and around $450/sf to duplicate. It’s nice, but not that nice.
I recently had a seller tell me she wants $900K for her little shack right across from the Post Office. She will get it! There is a package listing on Gordon Dr right now for approximately $290,000,000. Trust me, $2.65M for 1660 Sandpiper is pretty darn fair, folks.
