Tishman Speyer has secured new lease agreements with Baker Tilly US LLP and Skandinaviska Enskilda Banken AB to relocate their New York City offices to The Spiral in Midtown Manhattan. The recently completed, 2.8 million-square-foot tower is now 72 percent leased. The landlord was represented in-house in both transactions, while CBRE and Cushman & Wakefield arranged the deals for the tenants.
Advisory CPA firm Baker Tilly signed a 28,000-square-foot agreement to occupy the 66-story property’s 22nd floor. The European financial services group inked an 11-year, 15,000-square-foot lease at The Spiral’s 28th floor and will relocate from its current offices at 245 Park Ave. Both commitments are effective mid-year.

Anchored by Pfizer, The Spiral hosts a varied tenant roster, including law firm Debevoise & Plimpton LLP, asset management firm AllianceBernstein and construction services company Turner Construction, among others. The building will also house the U.S. headquarters of financial services organization HSBC.
Amenities for today’s workforce
Designed by BIG | Bjarke Ingels Group, the 1,031-foot-high office tower incorporates a series of landscaped terraces and hanging gardens. Tishman Speyer is currently developing pre-built suites at The Spiral, with options ranging from 7,000 square feet to full-floor suites of 48,000 square feet.
Tenants at the property will have access to ZO. Clubhouse, an amenity center and lounge located on the top floor of the tower, which will offer an open-air terrace, food and beverage service, as well as various spaces for meetings, conferences and events.

The landlord is dedicating the entire 23rd and 24th floors to Studio, its coworking platform, including a Studio Gather conference center and Studio Private flexible office spaces. The Spiral will also showcase a 6,000-square-foot, street-level restaurant, a 75,000-square-foot outpatient spine center by NewYork-Presbyterian and a HSBC Wealth Center.
Located at 66 Hudson Blvd., the office building sits near major transportation hubs, such as Penn Station, Port Authority Bus Terminal, Midtown Ferry Terminal, Lincoln Tunnel and West Side Highway. The 7 Train and Grand Central Terminal are also nearby.
Senior Vice President Geoffrey Euston, Executive Vice President David Glassman and Vice Chairman Joe Cabrera of CBRE represented Baker Tilly in the lease signing, while Executive Director Jonathan Schindler and Managing Director Aron Schreier of Cushman & Wakefield brokered the deal for Skandinaviska Enskilda Banken.
