Magnus Development has secured the first two tenants at 803 Industrial Park, a Class A industrial speculative development in Columbia, S.C., totaling upwards of 1 million square feet.
The project, which broke ground in late 2022, was developed in partnership with Columbia Metropolitan Airport, and received $18.9 million in construction financing originated by Southstate Bank, according to CommercialEdge. Colliers negotiated on behalf of the landlord.
Givens Transportation Solutions will fully occupy Gateway Three, while Mattress Warehouse will occupy 56,160 square feet of space at Gateway One, utilizing that space as a distribution center. Those two buildings, which are each one-story structures measuring 252,720 square feet, broke ground in November 2022 and are expected to be completed in the second quarter of 2023. Each building will include up to 57 dock-high doors, two drive-in doors, 32-foot clear heights, ESFR sprinkler systems and 208 parking spots. There is 196,560 square feet of space available at Gateway One.

The industrial development will also include the 408,240-square-foot Gateway Two building and the 157,500-square-foot Gateway Four building, CommercialEdge data shows. A Colliers team comprised of Vice Presidents Dave Mathews and Thomas Beard, Managing Director Chuck Salley and Senior Brokerage Assistant John Peebles are the leasing brokers in charge of the project.
Located at the southeastern corner of Edmund Highway and Columbia Airport Expressway, 803 Industrial Park is situated near UPS’ Air Hub. The facility is near Interstate 26, I-20 and I-77, allowing for easy access to the Port of Charleston, as well as Augusta, Ga., and Charlotte, N.C. The site is within six miles of downtown Columbia. The developer anticipates to lease both of the buildings still being constructed upon their completion, according to prepared remarks from Magnus Development’s Founding Partner Kevin Werner.
A strong industrial pipeline
In 2022, several major industrial projects were announced in the region, including Hunt Midwest’s 2 million-square-foot industrial campus in Anderson, S.C., which began construction in June 2022, and SunCap Property Group’s and Goldman Sachs Asset Management’s Enterprise 85 in Greenville, S.C. The 140-acre speculative industrial project will encompass 1.6 million square feet of space, with the first phase of construction expected to be completed in 2023. Earlier this month, Scout Motors Inc. announced its plans for a $2 billion manufacturing plant near Columbia. The facility is expected to create 4,000 new jobs, with production expected to begin in late 2026.
