Dickson Commercial Group has been appointed to provide leasing services for Panattoni Development’s approximately 195,000-square-foot industrial project addition in Sparks, Nev.
The company acquired the 11.18-acre development site in June, for $2.8 million, according to CommercialEdge data. Construction is scheduled to begin later this year.
The development is an addition to Spanish Springs Business Center, a 594-acre master-planned industrial campus, and is expected to be delivered in the fourth quarter of 2023. Alston Construction is the general contractor.
The industrial project will be located at 420 Ingenuity Ave. and will feature a mix of light industrial flex space with smaller units divisible to 9,000 square feet, and mid-bulk industrial space with units ranging from 31,500 to 141,000 square feet. Each unit will feature a build-to-suit office area, 30-foot clear heights, LED lightning equipped with motion sensors, dock high and grade level doors.
Spanish Springs Business Center is located between W. Calle De La Plata and Ingenuity Avenue, across Pyramid Way and close to Nevada Flyers Airport. The business center is situated in Northern Nevada’s Spanish Springs, a growing residential submarket with more than 3,000 units underway, close to Reno, Nev., and Interstates 80 and 580. The property’s tenant roster includes Leviton Manufacturing, SanMar Corp., Sierra Design Concrete and Jentech, among others.
Dickson Commercial Group’s industrial team led by Senior Vice President Joel Fountain, and Senior Advisors Nick Knecht and Baker Krukow will market the property for lease on behalf of the developer.
In October, Trammel Crow Co., together with Washington Capital Management have commenced construction on Golden Triangle Logistics Center’s Phase III in Las Vegas, which consists of two Class A industrial facilities, that will bring the industrial park’s total square footage to approximately 2.9 million.
