CoreOne Industrial Inks Full-Building Lease in Dallas

Architectural glass manufacturer Tristar Glass has signed a 184,281-square-foot lease to fully occupy an industrial property in Grand Prairie, Texas. Cushman & Wakefield represented the company in the transaction.

The building, a former Coca-Cola bottling facility, has been owned by CoreOne Industrial since 2021, when the company purchased the property from a former tenant, according to CommercialEdge.

With this deal, the company’s Texas industrial portfolio is 100 percent occupied, commented Joe Burton, CoreOne’s president, in prepared remarks. Located at 3405 Roy Orr Blvd., the one-story Class B property features ESFR sprinkler systems, dock levelers and bumpers, loading doors, a bonded warehouse component and 35 parking spots, the same data provider shows.

The industrial building is situated on 11 acres, close to Interstate 30, some 4 miles from Dallas-Fort Worth International Airport, 18 miles from downtown Dallas and within 23 miles of downtown Fort Worth, Texas. Tristar Glass will use the new location to expand its presence in the area and expects the new facility to become operational by the end of summer, the company’s President Tim Kelley noted in a prepared statement.

Cushman & Wakefield’s team led by Executive Managing Director David Eseke and Managing Director Clay Balch brokered the deal on behalf of the tenant. In December 2022, the company represented Samsung in the signing of a full-building lease in Fort Worth, Texas. The tenant will fully occupy VanTrust Real Estate’s Fort Worth Logistics Hub’s Building I totaling 670,941 square feet of industrial space. Earlier this month, another notable leasing deal closed in Dallas, when Careismatic Brands signed a 1 million-square-foot, long-term lease to create a shipping hub at Ares Management and Archway Properties’ building.
