Nucleate has signed a leasing agreement at Illume Innovation Center, a 370,000-square-foot Class A life science and office building in Scottsdale, Ariz. Cushman & Wakefield negotiated on behalf of the landlord, Stockdale Capital Partners.
A nonprofit representing rising global biotech entrepreneurs, the Nucleate will utilize the new location as its Arizona headquarters. The tenant will host multiple initiatives at the new location, including conferences, networking events, mentoring, industry guidance, community building, speaker panels and educational programs.
Originally serving as Henkel’s North American headquarters, the four-story building is LEED certified. Nucleate will join the existing roster, including CommonSpirit Health Reference Lab, GPS Insight and INanoBIO Inc. In November 2022, the landlord signed three leases totaling 24,134-square-foot, adding Nu Planet, Vidium Animal Health and a chemical research company to the property’s tenant roster.
Cushman & Wakefield’s team of Executive Managing Director Alexandra Loye, Executive Director Scott Boardman and Senior Associate Kristina Cutillo worked on behalf of the landlord.
Located on roughly 5 acres at 19001 Scottsdale Road, close to Loop 101, Illume Innovation Center is in the proximity of Mayo Clinic’s Discovery Oasis, a planned 228-acre medical and research campus encompassing 3.3 million square feet.
The deal comes on the heels of the Stockdale committing to a $20 million investment in the property’s further redevelopment from corporate offices to life science use. Following the overhaul, the building will serve life science, medical and office users and includes a central atrium and lab ready spaces. The conversion’s common-area amenities will include move-in-ready wet lab spaces, a fitness center, an auditorium with a capacity for 110 person and a rooftoop garden.
