Condesa | 12.9 million Mexican pesos ($777,000)

A two-bedroom, two-bath condominium facing a leafy park in a lively historic neighborhood.

This sunny condominium in Mexico City’s elegant Condesa neighborhood, with spaces for living, working and entertaining, overlooks the treetops of Parque Mexico. Built in 1985 and remodeled in 2004 by the Mexican design and architecture firm HABITACIÓN 116, the residence features honey-colored hardwood floors, double pane windows, quarters for a live-in housekeeper and a flex room that could be converted into an office or third bedroom. The unit, one of two residences on the seventh floor of a mid-rise condominium, comes with two gated parking spaces.

The building is tucked between two parks. Parque Mexico, across the street, has tree-lined paths and play areas for children. A block away is the petite Parque España. And Bosque de Chapultepec, with almost 1,700 acres of lawns, bike paths, museums, monuments and water features, is about a mile westward. Near the residence are cafes, restaurants, boutiques and a supermarket. Benito Juárez International Airport is about eight miles east.

Indoors: A foyer proceeds to a formal dining room and an adjoining open living room with a sectional sofa. A TV room is off the dining room. All three rooms have large windows that overlook Parque Mexico. Opposite the formal dining room is a casual dining area that opens to the kitchen, which has Shaker-style wood cabinets. Beyond that is a small tiled laundry room and an en suite bedroom for a housekeeper.

A hallway leads to the two bedrooms. The en suite primary bedroom has a bathroom with a tub. Across the hall, the second bedroom fits a double bed, a dresser and a chaise. The residence has recessed lighting throughout.

Outdoor space: Sliding doors from the dining room open to a covered terrace, currently outfitted with an assortment of potted plants and a table for two.

Juarez | 11.4 million Mexican Pesos ($687,000)

A two-bedroom, two-bath condominium for presale in a high-rise development in the city’s urban center.

This condominium, available for presale, is in a mixed-use complex under construction in Mexico City’s Juarez neighborhood. The high-rise tower, expected to be complete in 2026, will have 525 residences on 47 floors, ranging from studios to penthouses. About 70 percent of the units have been sold, according to Sotheby’s International Realty. Mexico City’s University Club, founded in 1905, occupies the ground-floor property and lends its name to the development: the University Tower.

Juarez, a chic district in the city’s core, is rife with galleries, boutiques, at least two bagel shops and one museum of chocolate. Its historic buildings are being restored and reinvented. One is now a Soho House. What hasn’t changed: The neighborhood remains home to many embassies. Benito Juárez International Airport is less than 10 miles away.

Size: 796 square feet

Price per square foot: $859

Indoors: There are two adjacent bedrooms at one end of the residence and a compact living area at the other. The front door opens to a small hallway with a full bath on one side and a laundry room on the other. Past that are the two bedrooms. The hallway then leads to the open living room and kitchen, which is divided by an island with a cooking range and counter seating.

Floor-to-ceiling windows brighten almost every room. The primary en suite bedroom has a walk-in closet, while the smaller bedroom has access to the hall bathroom. Residents can book concierge assistance, on-site dry cleaning, room service, handyman services, massages and more.

Outdoor space: Shared amenities include a gym, an indoor pool, game rooms, a sky bar and a lounge. This unit comes with an underground parking space.

Costs: A monthly maintenance fee of around $260 covers 24-hour security, a staffed lobby and use of amenities. Taxes are an estimated $500 a year.

Cuajimalpa De Morelos | $12 million Mexican pesos ($723,000)

A suburban five-bedroom, five-and-a-half-bath modern Spanish colonial house near three international schools.

This spacious single-family home, built in 2010 with bright accent walls and a private, enclosed garden, is in a gated community in the district of Cuajimalpa De Morelos. The property has solar panels and parking for two vehicles, and the community offers guest parking spaces, grills, shared outdoor areas and a mix of shade and fruit trees scattered throughout.

The Cuajimalpa De Morelos neighborhood is on Mexico City’s western edge, tucked between two better known areas: Lomas de Santa Fe, one of the city’s busiest business hubs, and Interlomas, a high-end district. The area is home to the Desierto de los Leones National Park, Mexico’s first national park. Parque la Mexicana, a large urban space with trails and restaurants, and Hospital ABC of Santa Fe, are around three miles from the property. Benito Juárez International Airport is about 18 miles east.

Size: 4,488 square feet

Price per square foot: $161

Indoors: This attached two-story home has traces of Spanish colonial style blended with contemporary design. The ground floor is dedicated to common living areas, though one of the home’s bedrooms is tucked near the kitchen and family room. There’s also a bedroom for a live-in housekeeper. The tiled living room has a fireplace and a spacious dining area that fits a table for 10. Adjoining the living room is a sunlit family room and a small bar. Glass doors from the living room lead to the garden.

Stairs near the front door ascend to three en suite bedrooms, including the primary suite with a walk-in closet. A TV room doubles as a second family room or an office. All have exposed wood-beam ceilings.

Outdoor space: The house sits on a 0.1-acre lot. Two cars can park in front, and there’s additional guest parking in the complex. The backyard, off the living room, has a paved area and fits a table, a grill and space to play or entertain. The development is landscaped with mature trees, including a large evergreen that towers above the homes.

Costs: Annual taxes of about 22,000 pesos ($1,300) a year
